Refund & Cancellation Policy

At Northwoods Signature Vacation Homes, we understand that travel plans can change unexpectedly. Our goal is to be as fair and transparent as possible while ensuring that our homeowners and guests are both protected.

This Refund & Cancellation Policy explains how cancellations, refunds, and reservation changes are handled for bookings made directly through our website or our booking partners.


1. Standard Cancellation Policy

Unless otherwise stated in your specific reservation agreement:

  • Full Refund: Cancellations made 30 or more days before check-in will receive a 100% refund of the total booking amount (minus any non-refundable processing or credit card fees).
  • Partial Refund: Cancellations made 15–29 days before check-in will receive a 50% refund.
  • No Refund: Cancellations made 14 days or fewer before check-in are non-refundable, as the property has been held exclusively for your dates.

Refunds will be issued to the original form of payment within 7–10 business days after the cancellation is processed.


2. Holiday & Peak Season Bookings

For major holidays or peak travel seasons (such as Memorial Day, July 4th, and Christmas/New Year’s), a minimum 45-day cancellation notice is required for any refund eligibility.
Cancellations made within 45 days of check-in during these periods are non-refundable.


3. Non-Refundable Bookings

If your reservation was made under a non-refundable rate, the total amount is due at the time of booking and cannot be refunded or credited under any circumstances.
We recommend purchasing travel insurance to protect against unexpected cancellations.


4. Early Departures & No-Shows

  • Guests who depart early after check-in are not eligible for a refund of any unused nights.
  • Guests who fail to arrive (no-shows) will forfeit the total cost of their reservation.

5. Changes to Reservations

Reservation changes (such as altering dates or property selection) may be allowed at our discretion, depending on availability and seasonal demand.
A change fee or rate adjustment may apply.
